East Bay 70-Unit Mixed Use Development

Located in the unincorporated town of Bay Point in Contra Costa County, ca., this mixed use development will be a unique addition to the existing fabric of what has historically been an industrial and working class town. This project proposes much desired housing for middle and low-to-middle income families and individuals to support continued economic growth and jobs . The commercial building will house a cannabis retail tenant that will bring the benefits of the cannabis industry to bay point in a manner sensitive to the neighborhood and in a way that will educate the public through the design and space of the building.

The residential massing proposes 70 units comprising of 1 and 2 bedrooms of type V construction over 1 level of above grade Type-1A parking garage. In order to maximize unit potential while keeping daylight, common outdoor space, views, and scale sensitivity to the neighboring single family buildings, a series of operations has been applied to the building volume, seen in the diagrams to the left.

The 70 units have been configured into an H fformation, allowing the site to open up towards the south for maximum daylight. This orientation also acknowledges the trail directly south of the property and views of the hills beyond. A common courtyard in the center will serve as a gathering space for the residents and will include BBQ areas, lounge seating, fire pits, pedestrian pathways, raised planting beds, and a lookout. A series of pinches and subtractions allows for more space between the development and the single family homes directly west of the site, a stronger pedestrian connection between the trail and the main town road and optimized views south from the courtyard.
