Plaza 655
Plaza 655 reimagines a severely fire-damaged commercial building in Chula Vista as a contemporary neighborhood retail plaza, reconstructed within the original building footprint.
The design retains the recognizable mansard roof profile as a nod to the original structure while reinterpreting it through modern materials.

The existing mansard element is transformed with standing-seam metal cladding and visually separated from the ground plane to create the effect of a floating roof. Below, a new glass storefront system introduces transparency and daylight, activating the pedestrian edge and giving the plaza a renewed presence along the street. The renovated shell is subdivided into five warm-shell tenant suites, designed for flexibility and long-term commercial viability.
SUSTAINABILITY
By rebuilding within the existing footprint, the project reduces demolition waste and embodied carbon. The upgraded envelope, durable exterior materials, and improved storefront systems extend the building’s lifespan while supporting efficient future tenant build-outs.
